We advertise owners properties on several dedicated B2P portals such as Idealista, fotocasa, on leading professional B2B databases such as Resales Online, Inmoba, on dedicated B2B Whatsapp groups where several hundreds of agents are present at all times, on public facebook pages and other social media such as instagram, etc. We prepare special branded and unbranded listing forms for agents for further national and international distribution.

Whenever appropriate or advisable, we visit your property with our professional photographer (and drone pilot in case of villas) to make a beautiful photo presentation so that your owner´s property looks it very best. In other words, we make sure your owner´s property will have the best online and off-line exposure.
If your client is a tenant, we have permanent access to all properties for rent in the entire Greater Marbella area via the same channels mentioned above.

4. Tenant and owner qualification

We strive to reduce the risk to both owners and tenants. As an example. To the benefit of owners, we use qualifying and due diligence procedures to select the better tenant profiles and avoid problematic tenants. To reduce the risk for tenants, we verify ownership and make sure the rent is paid to the rightful owners of the rental property in question.

5. Getting your property rent-ready

If we represent the owners, we advise on how to prepare their property for your long term rental activity and how to be in a position to attract the better tenant profiles. We also have our own team of trusted quality handymen for emergency repairs or small maintenance jobs.  If we represent the tenants, we negotiate the best prices for them and make sure the owners deliver their property in an acceptable state at the start of the rental. 

Both for tenant and owners: we can organise for general cleaning or specialist dry and wet cleaning of upholstered furniture, sofas, mattresses, carpets etc. 


6. Viewings management

We organise, schedule and manage all viewings with or for owners and potential tenants and their agents.


7. Maintenance & Property management (subject to contract)

For an additional monthly fee, we can act as a care-taker for the your owners´ property. You and the owner can entrust us with contracting or attending workers, repair men, gardeners, pool-men, managing and inspecting your own contractors, managing and accepting deliveries, full check-up of your property at regular intervals, airing, specialist cleaning jobs etc, etc.


8. Utility management

We can act as a go between owner and tenant and manage the collection of payments for electricity, water, internet, alarm installation (if any). 


9. Inventory management

We prepare and manage the photographic inventory and get it approved and signed off by all parties.


10. Support at all times

We are reachable by whatsapp text messaging during working hours and weekends to solve problems if and when they occur.


PRICING

When we act as a tenant´s agent, i.e. when you or your client instruct us to find a suitable rental property, we assist him/her trough the entire rental process from start to finish. For this, we charge a finder´s fee or introducing broker´s fee which we share 50-50 with you as introducing agent. The going rate for the tenant is equal to the price of 1 month rent + VAT.  

Obviously, no deal means no fees due.


When we act as the owners agent, we (or you) charge the owner a commission of 1 month rent + VAT, which we share 50-50 with you as introducing agent. also here, no deal means no fees due.
