Finding and renting a property on the Costa del Sol can be an overwhelming and time-consuming experience, with so many different agents, owners, property portals and websites to explore, often with outdated or non-existing property listings.


In addition, the property market is unregulated here, which increases the risk of working with questionable "agents" or questionable practices. 

Relax, we can guide you through the entire rental process and help you find the rental property you really want!  

We have access to all private and professional B2B business channels where properties are offered for rent.

But that´s not all. We assist you all the way, from finding a suitable property and arranging viewings to negotiating and finalising your rental contract, to checking you into your new home. In some cases or upon request, we also perform background checks on ownership so that you can be sure your rent payments go to the rightful owner of your rental home!

THE RENTAL PROCESS

  

1. INSTRUCTION + CRITERIA


ASK US to find a property that fits all your criteria such as preferred location, property type (apartment, villa, townhouse etc), number of bedrooms, rental duration, rental starting date, budget, etc. 

Alternatively, you can send us a list of property ads and we will find / find similar /  arrange viewings, check conditions and guide you through the entire procedure.

2. CONDITION VERIFICATION 

Every rental property will have its general terms and conditions. Some of these conditions will be negotiable and we can assist you in the negotiation thereof.


 

3. VIEWING 

If you are in initial agreement with the above general conditions we will then book a viewing of the property in question.


 

4. REGISTRATION 

We organise the viewing for you and will accompany you during this visit as well as the entire process of contracting the rental. To register the viewing with the owner or his representative, we will require you to provide us with your identity details. In some cases, the owner will want to know more details about you as a future tenant. This will also allow him to consider softening some conditions and / or the rental price.


 

5. NEGOTIATIONS

During or after the viewing, you can agree all the terms and rental price or you can make a realistic offer. Also here will we guide you and assist you.


 

6. RESERVATION DEPOSIT

Once the general terms and conditions are agreed, you will be required to reserve the property by giving a copy of your passport or ID card and by paying a reservation deposit (usually equivalent to 1 month´s rent).  If you were to cancel your intention to rent, you will lose this deposit. If the rental goes ahead, this deposit counts of course towards your refundable damage deposit or normal rent payments.


 

7. CONTRACT

The next step is finding agreement of all the other (standard) contract terms followed by the signing of the contract by all parties. We always advise to have the rental contract verified by your own lawyer.


 

8. CHECK IN 

The last step in the rental process is the check in. Of course, also here do we assist you.

9. INVENTORY

After several days, parties will draw up, agree and sign the inventory list. Of course, we organise and manage the entire inventory procedure.

PRICING

When we act as a tenant´s agent as above, i.e. when you instruct us to assist you through the entire rental procedure from A to Z , we charge a finder´s fee or introducing broker´s fee.


The going rate is equal to the price of 1 month rent + VAT. Obviously, repeat clients get decent reductions and in certain situations we charge a flat fee of 990 EUR incl. VAT. We always inform you beforehand in that regard.


Obviously, no deal means no fees due.

To clarify: rental conditions and terms can include some or all of the following topics: 

> Reservation deposit <

> Refundable damage or security deposit(s) <

> Payment terms (upfront payment of rent, bank aval, etc) requested by the owner <

 > Pets allowed or not <

> Agency fee amount <

> Required references (proof of income, proof of capacity to pay the rent, references from previous landlords, etc) <

> Rent with option to buy <

> Settlement of utility bills <
